Corcoran Group Mktg., 93 AD3d 539 (1st Dept 2012), which also involved two brokers, the plaintiff broker was not entitled to a commission when the co-brokerage agreement had expired, the plaintiff broker did no more than introduce a husband and wife prospective purchasers to the seller one year before the husband's father's corporation purchased the units, did not show the units to the purchaser, and had no involvement in any attempted negotiations (93 AD3d at 540).
