Baldwin v. Boston & Maine R.R

In Baldwin v. Boston & Maine R.R., 181 Mass. 166, 63 N.E. 428 (1902), the Supreme Judicial Court found that although the initial easement served only one family on one lot (the dominant estate), there was no substantial change in the nature of the use nor any increase in burden upon the servient estate despite the fact that there were subsequently five families living on the dominant estate and using the easement.
